What We Do

Property Management Turnovers.
Not General Contracting.

We handle the full make-ready process when a tenant moves out — so the property is reset, documented, and ready to show before the next tenant signs. Everything is scoped in advance, scheduled fast, and documented on completion.

Tenant Turnover Resets
Between each tenant, we complete a full Rent Ready Package — compliance, security, standard items — and send a full condition report to the property manager same day.

UCR-Driven Repair Work
After every turnover we deliver a Unit Condition Report with documented findings. Approved repairs go straight to our subcontractor roster — no retail bidding, no back-and-forth.

Replace smoke & CO detectors — install date documented
Test & reset GFI outlets — kitchen, baths, exterior
Replace HVAC air filter, toilet seats, LED bulbs, door stops
Drywall repair — nail fills, medium holes, texture match required
Blind removal and standard 2" faux wood blind installation
Caulk touch-up — tubs, sinks, counters as needed
What We Need From You
Rekeying experience — rekey kit required on day one
Drywall texture match ability — knockdown, orange peel, skip trowel
24–72 hour turnaround per unit
Before/after photos uploaded on every job
ACH payment only — invoice same day job is done
General liability insurance + W-9
Willing to sign a subcontractor agreement

Full kitchen deep clean — oven, fridge, dishwasher, cabinets, hood
All bathrooms — toilet base and behind, tub/shower, grout, vanity
Baseboards, window sills, ceiling fans, light fixtures — every room
Blind slats wiped both sides, interior glass streak-free
Closet interiors, all floors swept/mopped or vacuumed
Trash and leftover debris removed from unit
This is a full move-out deep clean — not a maintenance wipe-down
What We Need From You
Vacancy / move-out cleaning experience — not maintenance cleans
Same-day or next-day availability for scheduling
Before/after photos required on every job
Comfortable with written room-by-room scope per job
Will return for missed areas at no charge
ACH payment only — invoice same day job is done
W-9 and willingness to sign subcontractor agreement

Tile and grout steam cleaning — bathroom, kitchen, entry floors
Heavy soap scum and hard water mineral deposit removal
Scrubbing grout lines that have 12+ months of rental buildup
Work is ordered through UCR findings — only when surfaces are saveable
Arizona rentals: high mineral content water, dusty environments
What We Need From You
Truck-mount or commercial-grade portable equipment preferred
Experience with heavy buildup in rental properties
Can handle carpet and tile — or either one as a specialty
Same-day or next-day scheduling capability
Before/after photos on every job — required
ACH payment, same-day invoice, W-9

Jobs come from UCR documentation — PM-approved before you're called
What We Need From You
Residential flooring installation experience — rental units specifically
Supply + install capability preferred (we don't want material sourcing delays)
Can quote by unit size with a flat or range price
Before/after photos, ACH payment, same-day invoice
W-9 and subcontractor agreement required
Willing to float materials short-term — payment ~15 days post-job

Two-coat standard, primer where needed, consistent sheen throughout

Jobs are PM-approved through UCR before you're contacted

Roster & Agreement
Approved vendors sign our subcontractor agreement, provide a W-9, and get added to the active roster. You'll receive jobs via text or call as they come in from our PM clients.

Do the Work, Get Paid
Complete the job per the written scope, upload before/after photos, and invoice us same day. ACH payment processes on our standard cycle — no chasing, no delays.
