Submit the property

Use the booking form at greathomepro.com/booking and select UCR as the service. Include the address, access method, and any specific items you want documented. Takes two minutes.

We confirm and schedule

We reach out within 1 hour to confirm the visit. Standard scheduling window is within 48 hours of your request. We work around your access instructions — lockbox, key, or your team on-site.

Field visit — 45 to 75 minutes

Our field tech walks every room using a standardized protocol. Photos taken in each room. Condition noted on every surface, fixture, and system. Nothing evaluated verbally — everything goes into the report.

Report delivered same day

The completed UCR — PDF with photos linked — is emailed to you within 24 hours of the visit. Typically same day. Attach it to your owner file, forward it to a contractor, or approve the upgrade to Rent Ready directly from the report.

What the UCR is not.

The Unit Condition Report is a visual condition assessment for property maintenance purposes. It is not a licensed inspection service. Three things it specifically does not replace:

Not a Licensed Home Inspection
GHP field technicians are not licensed home inspectors. The UCR is a visual condition walkthrough for maintenance planning — not a pre-purchase structural evaluation or a licensed inspection report for real estate transactions.
Not a Structural or Safety Evaluation
The UCR does not assess structural integrity, roof condition, foundation, HVAC mechanical systems, or electrical panel capacity. Items outside visual scope are noted as "not evaluated" in the report — never guessed at.
Not a Real Estate Appraisal
The UCR does not assess or comment on property value, market conditions, or comparables. It contains no language that could be interpreted as a valuation. It is a maintenance documentation tool — nothing more, and nothing less.
